   Home Settlement  

   Foundation settlement is one of the leading causes of home damage in the world.  The causes are due mostly to moisture changes in the bearing soils.  If left unchecked, damage could exceed practical repair abilities.

   Signs of foundation movement include cracks in walls and floors, doors and windows out of square, and sloping floors.  For a more in-depth explanation of what to look for  click here.

   Many of the same symptoms of foundation settlement are caused by the opposite problem---- floor or edge heave.  Before a cost effective repair plan can be designed, a thorough analysis of the foundation must be performed, usually a manometer survey is the most effective approach.

   Once an analysis has be done, an efficient, cost effective solution can be planned that is backed up by the supporting data.  Solutions could include hydraulic piers, helical piers, pressure grouting, mud jacking, soil venting and or cut off walls.

   In some cases we find that the problems are superficial and do not require any major repairs.  In any case we will supply you with the information you need backed by scientific surveying to make an informed decision. Some steps that will help your home right away would be to make sure that it has the adequate drainage ie. gutters, check to make sure there are no major pipe leaks.

Hydraulic Pier Solutions

Permanently bypasses problem soils establishing a new bearing element where we can stabilize and adjust the existing foundation.

Helical Pier Solutions 

For foundation problems with lighter loads or pre construction applications including earth shoring and tie backs for retaining walls.

Intrusion Grouting Solutions

For structures needing to be stabilized and/or lifted but not capable of supporting a piering solution.

Micro Piles

Micro-piles are small diameter piles, which typically can be installed in almost any type of soil. Micro-piles are a good solution in areas where conventional methods cannot be used or are limited in regards to access.
